The success of a retail business rests largely on the chosen location. A bad location for the business can be considered as the "death blow" for your small business. You might be able to market your business aggressively but a bad location will never help your business prosper.
When considering a location for your retail business, you need to consider the following factors: these factors will help you choose a location that can easily boost your business in short span.
• Demographics of people in the area - Research a little bit on who will most likely pass by the location. Stay in front of the location for at least one hour so that you'll have a good idea on your potential customers. The product you have to sell should have an appeal to those who pass by your retail store or else you won't any clients.
• Human traffic in your retail store - Aside from the actual demographics in your area, also take note the actual traffic for your business. Always aim for a well-trafficked area to increase the number of potential customers. Don't assume that every passerby is a customer, so you need to have an increased human traffic to increase your chances of a sale.
• Checking for competition - This should be checked during the planning stage for your business. But you have to make sure that competition is not that intensive in your area. Look out for nationwide retail shops that might sell your products at a lower price.
• Space - The ideal location should have enough space for everything you need in your business. There should be additional room for storage plus a small office and an adequate display area. These should be adequate so that you can conveniently present your products to your potential customers.
• Additional equipments and fixtures - Many retail locations, especially on malls require additional equipments and lighting before you can move in. Find a contractor that will give you an estimate on the additional fixtures and lighting you need to add before you open your retail business.
• Parking - Your store location should have adequate parking not only for you and your suppliers but also for your customers. If you're in a mall, know more how you can deliver your products from the parking area to the actual location. You might require extra equipment and help which might cost you extra fees.
• Additional fees - This is very common in retail spaces in malls. Always check for additional fees such as maintenance, security and other rates that will be incurred monthly. You are only renting the space but additional fees are automatically added since you're using their mall for your retail business.
• Restrictions for your trade - Check with your local government if there are any restrictions for your business. It is possible that they would have zoning laws that will prevent your business from being put up.
• Additional terms and conditions - Do not think that because you are paying the landlord on time, he or she will allow things to happen in your business. Ask for the terms and conditions of the lease and review them carefully. There might some provisions that might prevent you from profiting from your retail business.
• Cost of rent - Aside from location, this is a very important factor to consider in selecting a location. Some location might ask for a relatively high rent because your business is perfect for the demographic in their area. Check if the cost of your rent is reasonable enough to help you post a profit every month.
