House HoldBuilding a Home the Affordable Way
Nothing beats the feeling of going home to a house that has been built according to your specifications. Sure there are gated communities that already have houses which looks really good. However, they were not built according to our specifications. A dream home is a possibility with the large number of houses for sale today but it’s still a challenge to find one. If you’re really serious in finding your dream home, save yourself the trouble in finding them and build them instead.
Popular belief and common sense will dictate that before you build a home, you need to have the actual house plan together with the financial plan. That is simple and supposed to be effective but think twice before you actually lay down the monetary area of building your house.
Here’s a radical tip: start with the plan, produce a ballpark price and build your house immediately. It might seem ridiculous but consider this: when you build a home right from the initial plan, you will realize that the construction cost changes as you start to build your dream home. Here are the things and services that increase rapidly through time:
Labor – skilled labor especially in carpentry is very expensive nowadays. The number of people working in your house cannot be itemized at the start and more often than not, you’ll end up with two or more hired hands to work in your home.
Construction Costs – as soon as you have come up with the financial plan, better start building your home. When you leave the plan without even starting to build within six months, the cost of materials to build your dream home has just increased.
Government Regulations – this happens when you financially plan to build your home years before you actually build them. Every year, new laws and licenses are passed and should be observed by everyone.
If you have a ballpark price, you can easily adjust the prices but you just have enough seed money to start the construction. Once you have started the initial construction, the actual cost in building your dream home becomes to materialize since you see your plan being applied and the cost of building them becomes more specific.
The problem in this trick in saving money to build your home is still the finances. You can’t just apply for financing without the detailed plan of your home as well as the detailed estimate. The best thing you could do is to hire an architect to take a look at your plan. They can easily write the detailed estimate in building your home. The problem with an architect though is that their fee for their services is usually expensive.
The trick is to bid the construction of your home to at least three builders. They can take a look at the plan forward their own detailed estimate. Not only will you get free estimate for the cost of your home construction, you can increase the savings in your house construction.
But be careful in sticking with the estimate. Most of the time, the construction of your home will need something unexpected. You might not notice this but the money that you spend on the “invisibles” will more or less add 10% to your original budget. If you really have a fancy home, expect a 20% increase.
You can also increase the savings in your construction costs by going green through energy efficiency. For now, the prices of construction materials for an energy efficient home is a little bit expensive compared to regular materials. The tax breaks that you’ll enjoy in building an energy efficient home will also slash a lot of your construction costs in the long run.
